THE STRUCTURE

Get Ready, then Get Sold.

We split selling into two parts on purpose, and the split is what protects you. Get Ready is the optional work to prep the home for market — we can actually do it, because we are a full property-management company with an in-house construction license and our own crews. Get Sold is the listing and sale itself, at a 3% base listing fee, earned only when your home actually sells.

  • Get Ready is optional and stands alone. It is paid up front, earned on its own, and is not a commission — and it is not contingent on the property listing or selling.
  • Get Sold is a 3% base listing fee, earned only on a sale. It covers the full listing and sale: media, the public listing, negotiation, and the transaction through closing.
  • Loyalty credit: sell with us and buy your next home with us within 12 months and we credit 0.5% back on the buy side — 3% drops to 2.5% on the purchase.

Your Get Sold fee and any Get Ready fee are agreed in your Exclusive Right to List/Sell agreement at the start — in writing, before any work begins.

We name our own fees up front and set them in writing for your property. What we will not do is invent numbers we do not control. Closing costs, your real estate attorney's fee, recording fees, any agreed buyer concessions or credits, and prorations all depend on the specific deal.

Your closing attorney provides those real figures, and your Fortified agent makes sure you see an estimate of your net proceeds early — not a surprise at the closing table. The decision on whether to offer buyer-broker compensation, and how much, is also yours; we walk you through how it affects your net before you decide.

What does it cost to sell a home with Fortified in Massachusetts?

Our base listing fee is 3%, earned only when your home actually sells — that is the Get Sold side. The optional Get Ready side is a separate up-front Pre-Listing Make-Ready fee for getting the property market-ready, earned on its own. Is the Get Ready fee the same as a commission?

No. The Get Ready fee — the Pre-Listing Make-Ready fee — is a separately earned service fee for the work of getting a property ready: advising, coordinating vendors, estimates, a repair punch list, and the disclosure checklist. It is paid up front, and it is not contingent on the property listing or selling. The Get Sold commission is our 3% base listing fee, a different number entirely, earned only when your home actually sells.

What happens to my Get Ready fee if I decide not to list?

You keep your options open. If you list and the property sells, you pay the Get Ready fee plus the 3% Get Sold commission at closing. If you cancel before Get Sold begins, you pay only the Get Ready fee and any approved vendor costs — no commission. There is a written cancellation window before listing, confirmed up front. The whole point of the model is simple: you never owe a commission you did not earn.

Can I get a discount if I sell and then buy my next home with Fortified?

Yes — it is our in-network loyalty credit. If you list and have a successful sale with Fortified, then buy your next home with us within 12 months, we credit 0.5% on your buy-side commission. So instead of 3% on the purchase, it is 2.5%. The credit lands on the buy, not the sale, and one team carries you from selling your old home to closing on the new one.

Do I pay separately for buyer-broker compensation?

That is a separate decision you make, not something hardcoded into Fortified’s fee. Whether and how much to offer a buyer’s broker is your election, and your Fortified agent walks you through the trade-offs in plain English — how it affects your net and your pool of buyers — so you decide with the full picture before the property goes to market.

What does the Get Ready Pre-Listing Make-Ready actually include?

It is the work that gets a property genuinely ready for market. Because we are a full property-management company with an in-house construction license and our own crews, we can do the work, not just point at it: vendor walk-throughs, repair estimates, a punch list of what moves the needle, and the disclosure checklist so nothing surfaces late. You decide what gets done. Vendor costs are yours unless we agree in writing to advance them.

What does the 3% Get Sold commission pay for?
